F\u00f6rutom k\u00f6peskillingen och lagfartsavgiften, samt ev. kostnaden f\u00f6r nya pantbrev \u00e4r det egentligen bara <a title=\"r\u00e4nta\" href=\"http:\/\/www.inkomsten.se\/rantereduktion-ranteavdrag\/\" target=\"_blank\">r\u00e4ntereduktionen<\/a> och och fastighetsavgiften man beh\u00f6ver h\u00e5lla koll p\u00e5.<\/p>\n<p>Om man s\u00e4ljer en fastighet eller bostadsr\u00e4tt med vinst ska vinsten beskattas. Vinsten beskattas det \u00e5r k\u00f6pekontraktet skrivs under, \u00e4ven om k\u00f6paren betalar eller f\u00e5r tilltr\u00e4de till fastigheten f\u00f6rst \u00e5ret efter. Vinsten redovisas allts\u00e5 i p\u00e5f\u00f6ljande \u00e5rs deklaration. Vinstskatten ska betalas den 14 februari respektive 3 maj f\u00f6r att undvika kostnadsr\u00e4nta.<\/p>\n<p>F\u00f6r att r\u00e4kna ut vinsten tar man f\u00f6rs\u00e4ljningspriset minus ink\u00f6pspriset minus m\u00e4klarkostnader minus utgifter f\u00f6r renovering och\u00a0 f\u00f6rb\u00e4ttringar. Det \u00e4r bara f\u00f6rb\u00e4ttringar som utf\u00f6rts f\u00f6rs\u00e4ljnings\u00e5ret eller n\u00e5got av de fem f\u00f6reg\u00e5ende kalender\u00e5ren\u00a0 och enbart de \u00e5r d\u00e5 kostnaden f\u00f6r f\u00f6rb\u00e4ttringarna uppg\u00e5tt till 5000kr eller mer.<\/p>\n<p>Det g\u00e4ller att kunna visa att f\u00f6rb\u00e4ttringar gjorts, men kan kan f\u00e5 avdrag f\u00f6r ett sk\u00e4ligt belopp \u00e4ven om kvitton saknas. I ett r\u00e4ttsfall ans\u00e5gs t.ex. ett sk\u00e4ligt belopp vara ungef\u00e4r h\u00e4lften av de utgifter s\u00e4ljaren yrkat avdrag f\u00f6r. Om man f\u00e5tt rot-avdrag ska f\u00f6rb\u00e4ttringsutgifterna minskas med rot-avdraget.<\/p>\n<p>Om man inte vet ink\u00f6pspriset kan man hitta den statistiken p\u00e5 lantmateriet.se F\u00f6r k\u00f6p gjorda f\u00f6re 1952 f\u00e5r man anv\u00e4nda 150% av fastighetens taxeringsv\u00e4rde 1952 som ink\u00f6pspris. Taxeringsv\u00e4rdet 1952 kan man f\u00e5 fram p\u00e5 skatteverket.se Om man har byggt nytt utan att ha kll p\u00e5 vad man betalat kan man f\u00e5 v\u00e4gledning fr\u00e5n statistiska centralbyr\u00e5n, scb.se d\u00e4r man man f\u00e5 statistik \u00f6ver byggkostnader avseende gruppbyggda sm\u00e5hus.<\/p>\n<p>Om man har ett tidigare vinstuppskov ska \u00e4ven det l\u00e4ggas till den vinst  man kommer fram till.
